Small businesses and nonprofits face a different set of circumstances when it comes to social media marketing than their larger for-profit counterparts, namely, smaller budgets, fewer employees and a greater priority on traditional forms of marketing.

For those charged with marketing, the biggest first step toward making social media an integral component of the plan may be convincing your organization. Despite widespread use of social networks for personal connections, the leadership of smaller organizations often questions its effectiveness as a marketing tool and whether they’ll see a return on their investment.

I’ve developed and implemented social media strategies for a variety of organizations -- for-profits, nonprofits, and individuals. For all of them, I’ve discovered, when it comes to social media, it’s important to remember the 5 P’s:

Month-To-Month Rental Agreement:

Pro
• Gives flexibility to both Landlord and Tenant to terminate agreement at any time for no cause.
• The Landlord can increase the rent at any time with 30 days written notice.
• This is a good option if the future of the property is unknown (i.e., property is for sale, owner wants to move into it, etc.).
• Landlord wishes to give tenants a “trial run”.
• Gives the Tenant greater mobility if they are looking for a new job in a different city or simply doing short-term contract work.
• Landlords can typically charge higher rent amounts because the tenancy is shorter.

The Professor & The Post-Dated Notice To Vacate

According to urban legend, there are teachers who will address their students on the first day by stating “As of today, you all have F’s. It is your job to work your way out of the cellar to the grade you truly deserve.” Urban legend or not, I had such a teacher – AP English…senior year of high school. For fear of a 25-year grade reversal, I won’t mention said teacher’s name. Let’s just call him/her, The Professor.
The Professor was a piece of work; hard, brash, and unyielding in every sense of the word. The Professor treated everyone as if we were already in college. Students with excuses were often ridiculed and those who outright lied were made to exit the class altogether. The Professor had extremely high standards and very little patience. Everyone dreaded their daily encounter with The Professor and thought of graduation more like prison release day.

“I just do maintenance.” How many times have heard this statement out at a property? The phrase seems to imply that this role is insignificant or less important than others. Through our resident surveys, I’ve seen consistent feedback on personnel demonstrating the importance the maintenance team plays. Through reviewing financial reports I’ve seen operations literally turn around as a result of an organized, diligent, hardworking maintenance team member. Clearly this is a pivotal role in property management. So what have you done to invest in this critical piece of your operations?
