Winter Worries: Roofs & Mold

It’s that lovely time of year -- rain, heavy winds, sleet, and snow are heading our way! Are your properties Winter ready?

Moss, debris, and overflowing gutters can cause leaks, flooding, and frustration for both the landlord and the tenant. I encourage you to be proactive this year and have the inspections done now, prior to an emergency. Even just a visual inspection can help. Look to see if anything looks out of place; missing shingles, roof debris, overhanging tree limbs (and dogs) can all pose potential problems in the winter. Ongoing preventative maintenance will save you time and money, and increase your roof life.

Emergency repairs are just that, an urgent call to your vendor for service. As you might imagine, you won’t be the only client calling, and even if it’s a vendor you consistently use, they will need to deal with every request as quickly as possible.

Staying Safe While Showing Property

As people go about their every day lives, it is common to forget the potential dangers that surround us. Recent tragedies serve as a reminder to the real estate community that the career can also come with dangerous consequences, and real estate professionals must remain mindful of their safety at all times.

In October of 2014, Beverly Carter, a 49-year-old wife and real estate agent was found murdered in a shallow, makeshift grave near Little Rock Arkansas. Although Carter took many standard safety measures including leaving her purse in the car to avoid being a victim of theft and informing her husband of her location, she was still a target. Her killer’s cold-blooded response to the murder, “She was just a woman who worked alone -- a rich broker.”

Fair Housing: US VS THEM

Unfortunately, some in the housing industry assume an “us vs. them” position to fair housing. As a former Realtor® now working at the Fair Housing Council (FHCO), I regret that. Civil rights are fundamental principles of this country and civil rights in housing—the heart of our shared livelihood—is fundamental to fair and equitable treatment for all regardless of protected class status.

Available for a limited time! Only one of its kind! Offer expires at midnight! These and similar phrases are used to make people “spring boldly into action.” They conjure up images of people rushing into department stores and retail outlets to take advantage of incredible offers on quality merchandise, especially during the holiday season. The advertisers and merchandisers are trying to create a sense of urgency in the minds of their customers; which will motivate them to take immediate action. They are in the “sales” business and want the customer to immediately purchase a product and part with some of their money!

False. Many like to claim that print advertising is incapable of reaching the younger generation, but research proves differently. While social media is an effective way to target the 18-30 year old demographic, it is not the only way.
