How Does the New Recreational Marijuana Law Affect Oregon Landlords?

As everyone in Oregon is aware, starting on July 1st, 2015 recreation marijuana use will be legal within the state of Oregon. Whether you are for or against the use of marijuana this is something that you will have to deal with as a landlord. They have established some of the rules surrounding the use of Marijuana as I will talk about in this article, but a lot is left up for determination by the OLCC.

Oregon: 2015 Legislative Update for Property Managers and Investors

This year there are a number of bills being proposed within the Oregon House and Senate that will affect you or your clients if you are a Property Manager, Landlord, or Real Estate Investor. I have had the privilege of being the Legislative Director for both NWREIA and the SRHA as well as being president of the PAROA and Coldwell Banker Property Management here in Oregon and because of these positions I have to keep an eye on what legislation might affect our industry every year. In this article I will go over the ones that affect our industry and my take on whether we should support or be against each bill.

ORHA Legislative Update:

On April 9, 2015, I testified at the Oregon Legislature on House Bill 3076, which would require annual well water testing by landlords and require us to report the data to the Oregon Health Authority, which would analyze ground water contaminant data and provide education in problem areas. The ORHA opposes this bill because it places an unreasonable financial burden on landlords to analyze their groundwater, and also because the bill was not routed through the Landlord-Tenant Coalition for consideration as part of the coalition’s landlord-tenant omnibus bill. Landlord and tenant advocates have mutually agreed to we would oppose any landlord tenant bills that have not gone through the Landlord Tenant Coalition.

HFO-TV: Are You Prepared? Apartment Water Heaters Get Bigger

It's estimated that by mid May, 2015 the typical sizes of apartment water heaters will be unavailable. New manufacturing regulations taking effect April 16th require water heaters to be more energy efficient. This requirement adds four inches of insulation to the height and four inches to the width of a typical water heater.
